Fortwell Capital, principal lender to developers and investors within the UK real estate sector, has extended its lending to Tungsten Properties, the leading mid-box industrial and warehouse developer, to over £30 million with the completion of a new £3.7 million development facility.

The new facility will be used to fund the acquisition and development of a 41,000 sq ft multi-let industrial scheme in Lutterworth, which will deliver 13 industrial warehouse buildings ranging in size from 2,500 sq ft to 4,000 sq ft. Responding to the growing demand for small industrial space, Tungsten Properties has now completed the site purchase and commenced construction, with practical completion due in Q3 2021. 

The loan is part of the £50 million revolving credit facility which Fortwell agreed with Tungsten Properties’ in March this year, and is now over 60% deployed. Earlier tranches include a £23 million development facility for another eleven-unit industrial scheme in Witney, Oxfordshire, and a £4.4 million tranche to fund the development of Tungsten Park in Witham, Essex.
